In seller-financed deals, underwriting is more than just verifying income, pulling credit, and calculating debt-to-income (DTI) ratios. Yes, those fundamentals tell us a lot about a borrower’s ability and willingness to repay—credit scores, history, monthly obligations, and overall affordability. But after processing hundreds of loans over the past year, we’ve discovered something even more telling: how borrowers behave during the underwriting process itself often predicts whether the deal will close smoothly or fall apart.
Traditional underwriting gives us the “what.” Borrower behavior gives us the “why”—and sometimes the early warning that trouble is ahead. Many lenders overlook these behavioral cues because they don’t have the volume of deals to spot patterns. We do—and here are the key lessons we’ve learned.
The #1 Predictor of Trouble: Slow (or No) Response
If a borrower doesn’t submit their full loan application, credit authorization, and income docs within about 3 days of receiving our links, the odds skyrocket that they’ll either walk away or surface major credit/income issues later.
Why? Buying a home is a major life event. The paperwork is straightforward and minimal compared to traditional mortgages. Excited, committed buyers jump on it. Dragging feet is often a sign something’s off.
Key Red Flags We’ve Seen Repeatedly
Here are the behavioral patterns that have proven to be strong early indicators of deals that won’t work out:
- No Response or Constant Delays We send the initial email (cc’ing you) with clear links and instructions. Follow-ups go out if needed. Yet some borrowers ghost us entirely, or reply with “I’ll do it later today” … and then disappear. If they’re truly motivated, this rarely happens.
- Incomplete or Selective Documentation Sending one pay stub instead of two + W-2, fewer than 12 bank statements, partial statements, or—my personal favorite—cherry-picking months to exclude “bad” ones. Incomplete submissions often hide something.
- Inconsistencies in Names/Documents Application in one name, but bank statements or pay docs under a different name. We’ve seen this more than once—it can sometimes be an innocent mix-up, but not always.
- Unusual Struggles with Simple Forms Our forms have been used successfully by hundreds of borrowers over a year+. When someone claims a unique “problem” no one else has ever had, it often signals they’re looking for excuses not to proceed.
- Claiming “I Already Sent It” (When They Didn’t) Our system tracks submissions six ways from Sunday. When borrowers insist they sent docs that never arrived—and then fail to resend—it echoes excuses I’ve heard in non-performing loan situations (“I sent the payments, but they got lost…”). It’s a classic deflection.
What These Behaviors Usually Mean
- The borrower has lost interest (e.g., they’re under contract elsewhere, made an earnest deposit, but now want out without confrontation—so they slow-roll to kill the deal passively).
- They’re hiding credit or income problems and hope dragging things out frustrates the lender into approving anyway.
How to Protect Yourself and Your Deals
- Prescreen Thoroughly Upfront — Head off issues before they start. (Check our website for a guide on effective prescreening: https://calltheunderwriter.com/prescreen/)
- Spot Red Flags Early & Act — Don’t ignore them. Have an open, direct conversation with the borrower to uncover what’s really going on.
- Be Willing to Walk — If the behavior doesn’t improve quickly, it’s often better to move on than force a risky loan.
These patterns aren’t foolproof, but they’ve been remarkably consistent in our data. Paying attention to how borrowers engage during underwriting can save you from the headache of dealing with a bad loan later.
Weekly Onboarding & Q&A Calls
To help clarify the underwriting and RMLO process and set expectations, we are launched weekly onboarding calls at the beginning of January. These are ideal if:
- You have process or compliance questions and want to ask them live
- You’ve worked with us already but want a deeper understanding of the workflow
- You haven’t done your first deal yet
Calls are held every Thursday at 12:00 PM Eastern
