Call the Underwriter

For over seven years, Call The Underwriter has helped real estate investors originate thousands of compliant seller-finance loans. As you know, most seller-finance borrowers can’t qualify with traditional banks because they’re self-employed, have ITIN status, or rely on non-conventional income.
Typically investors use seller financing intentionally as a strategy — and other times it’s simply the only path to get their buyer funded and a property sold.

With the increase in self-employed borrowers and recognition that there is an unmet need to supply self-employed borrowers with mortgages, wholesale lenders have massively expanded non-QM lending programs to serve this underserved group of borrowers. (If you aren’t familiar with them a wholesale lender is a mortgage company that offers loan programs through approved brokers instead of working directly with borrowers.) Non-QM lending has grown from just 1–2% of the mortgage market a few years ago… to 5% in 2024, and now over 8% in 2025.

Because of this expansion, I’m excited to share a major update:
We are now partnered with 4 wholesale lenders and can originate an expanded range of loan programs in Texas, Florida, and Colorado!

These programs include:
✔️ Bank-statement loans for self-employed borrowers
✔️ DSCR loans for rental property investors
✔️ ITIN loans
✔️ Asset-based and asset-depletion programs
✔️ Conventional loans
✔️ Non-QM purchase and refi options

This is offered through our sister company, Call The Mortgage Guy. 👉 Learn more at: callthemortgageguy.com

Meanwhile, Call The Underwriter will continue to focus exclusively on seller finance — and we’re expanding operations. We’re currently onboarding a new underwriter to keep up with the increased volume and better support your deals and respond to your needs. Whether you’re working through a seller-finance transaction, seeking financing for an investment purchase, or have a borrower who hasn’t been able to qualify elsewhere, we’re here to help. Feel free to reach out with any questions — we’re ready to support you on your next deal.
If you think this could help another investor, forwarding it would mean a lot.
Cheers,

Dan
